Booking & Reservations

How do I reserve the property?

Contact us through our inquiry form or email with your desired dates. We'll confirm availability, discuss your needs, and send a rental agreement. A deposit secures your reservation.

What is the minimum stay requirement?

We require a minimum stay of 30 days. This property is designed for extended stays—corporate housing, relocation, travel assignments, and longer visits. We do not accept nightly or weekly bookings.

What is the maximum stay length?

We offer stays up to 180 days (6 months). For longer arrangements, please contact us to discuss options and availability.

What deposit is required?

We require a security deposit equal to one month's rent, due at signing. This is fully refundable within 14 days of departure, pending a satisfactory property inspection.

What payment methods do you accept?

We accept bank transfers (ACH), wire transfers, and certified checks. Rent is due on the 1st of each month for the upcoming month.

What's Included

Are utilities included in the rent?

Yes! Electricity, gas, water, sewer, and trash are all included. No surprise utility bills or complex calculations—just one simple monthly payment.

Is WiFi included?

Yes, high-speed fiber internet is included. The connection is fast enough for video conferencing, streaming, and working from home simultaneously across multiple devices.

What furnishings and linens are provided?

The home is fully furnished including all furniture, mattresses, bed linens, towels, pillows, and blankets. We provide quality bedding for all four bedrooms.

What kitchen items are included?

The kitchen is fully equipped with cookware, dishes, glasses, utensils, small appliances (coffee maker, toaster, blender), and basic pantry staples (salt, pepper, cooking oil). Everything you need to cook and entertain.

Is laundry available?

Yes, there's a full-size washer and dryer in the home. Laundry detergent is provided for your arrival—you just need to replenish as needed.

How many bedrooms and bathrooms?

The home has 4 bedrooms and 3.5 bathrooms, spread across 2,800+ square feet. It comfortably accommodates families, multiple professionals sharing, or anyone who appreciates extra space.

Is there parking?

Yes, the property includes a 2-car attached garage plus additional driveway parking. No street parking worries or garage fees.

What amenities are included?

Premium amenities include a private hot tub, infrared sauna, Peloton bike, dedicated home office, fenced backyard with fire pit, outdoor dining area, and smart home features. See our amenities page for the full list.

Is the home accessible?

The main living areas, kitchen, and one bedroom with full bath are on the main level. However, additional bedrooms are on the upper level via stairs. Please contact us to discuss specific accessibility needs.

What's the neighborhood like?

The property is in a quiet, established residential neighborhood in Englewood. It's safe, family-friendly, and conveniently located near shopping, dining, parks, and major highways.

Pets

Are pets allowed?

We consider pets on a case-by-case basis. Please let us know the type, breed, size, and number of pets when inquiring. If approved, a pet deposit and/or pet rent may apply.

What is the pet deposit?

For approved pets, we typically require an additional $500 refundable pet deposit and $50/month pet rent. This helps cover additional cleaning and any potential wear.

Is the backyard fenced?

Yes! The backyard is fully fenced, which is great for families with children and approved pets. The fence is approximately 6 feet high for privacy and security.

Check-In & Check-Out

What time is check-in?

Standard check-in is at 4:00 PM. Early check-in may be available depending on the prior guest's departure—just ask and we'll accommodate if possible.

What time is check-out?

Standard check-out is at 11:00 AM. Late check-out may be available if no guest is arriving that day. Please request in advance.

How does check-in work?

We use a smart lock system with a unique access code provided to you before arrival. No key pickup required—just arrive, enter your code, and you're home. We're also available by phone if you need anything.

What do I need to do at check-out?

Simply remove your personal belongings, run the dishwasher if needed, take out trash, and leave the home in reasonable condition. No need for professional cleaning—we handle that between guests.

Policies & House Rules

Is smoking allowed?

No, this is a strictly non-smoking property. Smoking of any kind (including vaping and cannabis) is prohibited inside the home. Smoking is permitted in designated outdoor areas away from the home.

Are parties or events allowed?

No parties or events. The home is intended for registered guests only. Occasional visitors are fine, but gatherings exceeding 8 people or any events with amplified music are not permitted.

Are there quiet hours?

Yes, please observe quiet hours from 10:00 PM to 8:00 AM out of respect for neighbors. Normal conversation and TV volume are fine; just avoid excessive noise during these hours.

Can I have guests visit?

Day guests are welcome. If you have overnight guests beyond those listed on your lease, please let us know in advance. We're flexible but ask for communication.

What is the cancellation policy?

Cancellations made 30+ days before check-in receive a full refund minus a $500 administrative fee. Cancellations within 30 days forfeit one month's rent. We understand circumstances change and will work with you when possible.

During Your Stay

Who do I contact for issues?

You'll have direct contact with the property manager via phone, text, and email. For urgent issues (water leak, no heat, etc.), we have 24/7 emergency response. Non-urgent requests are typically addressed within 24 hours.

Is housekeeping included?

Professional cleaning is not included during your stay—you maintain the home as your own. However, we're happy to arrange optional housekeeping services at an additional cost if desired.

What if something breaks?

Normal wear and maintenance issues are our responsibility—just let us know and we'll arrange repairs. For items damaged due to misuse, the guest is responsible for repair or replacement costs.

Can I extend my stay?

Extensions are welcome subject to availability. Please request an extension at least 14 days before your scheduled departure so we can confirm availability and adjust the agreement.
